Your Home’s Not Selling? This Might Be Why.

Sometimes the finest homes do not sell.

Nothing is more disappointing to homeowners, their property sits on the market without receiving any offers.

This can be very frustrating and stops people from getting on with their lives. However, worrying is not going to fix a thing.

Rather, it’s about finding the answer to the ‘What are we going to do next?’ puzzle.

The solution is to identify the cause of your home still sitting on the market. Is there anything wrong with the home? Is it something you’ve done, or haven’t done that is affecting your extended time on the market?

You shouldn’t be agonizing about this. So, we’ll give you some quick tips to solve the puzzle and crack the code.

If you’re asking yourself ‘Why my home is not selling?’

Here are some of the reasons that likely have prevented your home from selling already.

The listing photos are not appealing

Most of the potential purchasers will go through the listing pictures of your home before they can decide to view the house physically.

That is why photography is a vital aspect that enhances the first impression of the home.

Here are some examples of Awful Photos

You might find it helpful to hire a professional photographer or make sure the images are enhanced correctly.

Ideally, go for a real estate agent, who will have an idea of the best photos to take. Make sure there is lots of them. Don’t fall for being told ‘You only need a select few photos’, that’s rubbish, the more pics, the better.

You want buyers really getting the feel of your place before they get there. Improving the online presence via the photos will make the buyers want to actually

A problem with the home touch-ups

Your home might look nice and all appealing, but have you noticed the extremely dated kitchen?

What about the cracks in the pathways and other issues? These are some of the things that might seem minor. You may have gotten used to them over time but they will chase away the potential buyers. It’s best to carry out all the appropriate renovations. Get help from professional tradespeople to make the entire process easy. It’s an investment worth trying.

The home is extremely personal

It is great to customize your home according to your own preference and style. Some people paint their bedrooms dark colours, others paint their porches gaudy pink.

All of your styling is for your own benefit and comfort… until its time to sell.

What do the buyers want? If possible, use neutral paints and other customizations to make the home appealing enough for a wide range of people to purchase it.

First impressions are really important. If the home is ‘Too you’ and if buyers are say, greeted with a huge photograph of you on your wedding day 25 years ago, that’s really distracting.

Buyers cannot see themselves there.

It’s saying to them that ‘This is my home and not your house’.

The price is too high

Everyone wants to make a profit whenever they put their home on the market.

However, some tend to be over-estimate or get told what turns out to be a false promise and they overprice their home. When the price is too high, buyers will try to avoid your property like a plague. If you want to profit from your home sale, you still need to

Pricing includes the Logical Price as well as the Emotional Price.

Your stuff is everywhere.

You want buyers to feel like they could move into your house tomorrow, with their things.

It may be your collectable clocks, teddy bears, the multitude of family photos and piled up letters, papers and utility bills making the space feel cluttered.

What to do? Before you put the home on the market, get a few boxes and grab every extraneous thing you see: photos, knick-knacks, books.

If it helps, take a few pictures of each room, and try to view them through a buyer’s eyes.

Do they look cluttered? What could you remove from each room to make the space feel bigger?

Can you take out some pieces of furniture? Consider how a hotel room looks. They look comfortable, but not like somebody else’s comfortable.

Hiring the wrong real estate agent

It could be that you did not hire the perfect real estate agent, or you didn’t hire any at all.

While some try to avoid this fact, the real estate agent should have enough experience and skills in the field.

For that, they will help you make the right choices as you intend to sell the home.

The real estate agent should also assist you in placing the right price that will benefit you and not scares away the buyers.

Ask yourself. Did you get regular feedback? What about the right advice and information? Was there something the buyers did not like that you could fix? Were the buyers made aware of all the benefits of living there?

The agents’ job is to work with you, market effectively, bring in buyers, negotiate strongly on your behalf and get you a sale.

It’s not to just to advertise, hope and pray.

For that, ensure that you do your homework and find a reputable and reliable real estate agent.

These are just some of the factors that might be affecting your home on the market.

Ensure that each of them is checked and that you get the necessary help from a professional real estate agent.

You should then be confident in selling your home without much difficulty. For more on this topic, see My Home Did Not Sell.
