“What do I need to do to get TOP dollar for my home?”

That’s true, but here’s a quick summary of the ‘other’ Top 10 Things to Do When Selling Your Home!
If you haven’t already remodeled your kitchen, bathrooms & wet areas. It’s a little late to start now.
Those are the top projects that will give you the biggest return on investment but you’re not likely going to get dollar for dollar back immediately.
It’s better to do those improvements and enjoy them for a few years then sell.
Better still do that in your next place to get the most benefit from them.
If you don’t want to spend too much money, then…
1) Fix everything that is broken.
Such as the window that is cracked, the broken screens, the pathway up to your house that is being lifted up by tree roots, the broken shed door.
Maybe just put in a roller door, repair or replace any wood rot, fix the leaky taps, leaking toilets. Are the heating and cooling working okay? How’s the roof, busted drawers and so on?
2) Clean the entire house top to bottom.
If this really is so bad, then you should probably hire someone to do it professionally.
If you have a pet, then you probably need to thoroughly clean or possibly replace your carpet.
3) De-clutter the whole house and garage.
Not just for pictures but furniture too.
Don’t forget about the closets, you’re going to have to move anyway so you might as well get a head start on organizing and packing
If need be, hire a storage unit or find a place to store it off-site.
Now go outside and walk up to your house.
Look at it, as a buyer… Who’s about to make the biggest purchase of their life!
These next ones might cost you some money, but it’s worth it.
4) How does the front yard look?
Does it need some love and a little colour? Is the front of your house clean? Does it have cobwebs under all the eaves?
If you can get away with a good clean & scrub, then great. If not PAINT IT or at least paint the front door.
5) Walk in the front door, Is your house dated?
What simple changes can you make to make it more modern?
6) Do you need to paint?
How are the walls? Do you have kids and pets? A fresh coat of paint goes a long way and remember to use neutral colours.
7) How is your lighting?
Is it original from the 1970s? What about your tapware? You might want to replace them with something current.
If your carpet is worn replace it. Tile is best in bathrooms and some laminate wood flooring in the high traffic areas is always a plus.
Here are some alternatives.
9) Window treatments?
Are they in good shape? If so did you clean them in step #2? If they are dated, just old or broken fix or replace them.
10) Backyard & garage?
Are they clean & tidy? Do you have a patio cover? Is it in need of repair and paint?
Is the pool in good shape? Is the garage organized? Does the garage door work or does it need to be replaced?
