Different Buyers Look for Different Opportunities
Some buyers are looking for vacant land. Others seek existing homes with development potential, larger allotments, approved projects, investment properties or sites suited to a particular building or development plan.
Knowing what you’re looking for helps us recognise when a property we’re selling may deserve your attention.
What Happens When Something Suitable Comes Along?
If we’re appointed to sell a property that appears to match your requirements, we may contact you and let you know about the opportunity.
Depending on our seller’s circumstances and chosen sale strategy, that property may be offered through a full public marketing campaign, private treaty, Set Date Sale, auction, expressions of interest, or sometimes through a pre-market or low-key process.
The method and timing of the sale are decisions made with our seller.
Registering your requirements helps us understand what you’re looking for. It doesn’t guarantee early access, preferential treatment or priority over other buyers.
We Can Help You Buy, But We Represent the Seller
When Plaza Real Estate is appointed to sell a property, our agency obligations are to our seller client.
That does not mean we cannot help you as a buyer.
We want you to have the available information you need to properly consider the property, understand the sale process, ask questions, arrange inspections and put forward an offer if you choose to do so.
We will communicate with you openly and professionally and ensure your interest and any offer are presented to the seller in accordance with their instructions.
But there is an important distinction:
Helping you participate in the sale does not mean we represent you in the purchase.
Our role is to represent our seller and protect their interests throughout the sale.
What Does That Mean in Practice?
We believe buyers should know where they stand.
We won’t promise preferential treatment simply because you’re registered with us, nor does registration guarantee that you’ll see a property before other buyers.
We won’t disclose confidential information about our seller or their position unless they have authorised us to do so.
And we won’t create the impression that a seller has agreed to a price, condition or course of action when they haven’t.
What we will do is give you a fair opportunity to consider the property, ask questions and put forward your best proposition for our seller to consider.
If you later appoint Plaza Real Estate to sell one of your own properties, you can expect us to take those same obligations to you just as seriously.
Tell Us What Matters to You
Not every developer, investor, builder or land buyer is looking for the same thing. Knowing a little more about what matters to you helps us understand the types of properties and opportunities that may be relevant.
For example:

πΉ Price range β an approximate range you’re comfortable considering
πΉ Land and site requirements β including size, frontage, shape or other features that matter to you
πΉ Type of opportunity β development sites, renovation projects, investment properties, land or existing homes
πΉ Property characteristics β features that make a property more, or less, suitable for what you have in mind
πΉ Timing β whether you’re actively looking now or considering opportunities as they arise
You don’t need to have everything worked out. Sometimes a property may be worth considering for reasons that weren’t originally on your list.
Your Plans May Change
What you’re looking for today may not be exactly what interests you six or twelve months from now.
Market conditions change, projects are completed, priorities shift and sometimes an opportunity comes along that causes you to consider something different.
That’s one reason we don’t assume every developer, investor, builder or land buyer will always be looking for the same type of property.

Finance and Your Capacity to Proceed
Experienced developers, investors and builders will generally already have established processes for assessing and funding an acquisition.
Others looking at properties with development, investment or redevelopment potential may be approaching things differently. This can include private investors, smaller developers, renovators and everyday buyers who simply recognise an opportunity in a particular property.
Depending on the buyer, an offer may involve:
πΉ Existing funds or established finance arrangements
πΉ Finance or other conditions
πΉ Different settlement requirements or timeframes
πΉ The sale or settlement of another property
πΉ Different levels of readiness to proceed
There is no single purchasing profile that applies to every buyer. What matters is that when an offer is made, its price, conditions and the buyer’s capacity to proceed can all be properly considered.
Interested in Joint Ventures or Other Opportunities?
Not every property opportunity necessarily follows the same path.
Some developers, investors, builders and property owners may be open to considering arrangements other than a straightforward purchase and sale. These might include joint ventures, development partnerships or other proposals where the circumstances make them worth considering.
